Owners of a Shell service station at the corner of Dale Boulevard and Gideon Drive are seeking permits for an extreme makeover.
The application to Prince William County planners last month calls for the demolition of the existing building, garage and eight pump stations at 2990 Dale Blvd.
The owners would build a larger convenience store with restaurant space instead of the garage, along with a total of 10 pump stations.
Currently under review by Prince William County staff, the new building in the plan would be around 2,400 sq. ft., compared to the existing building at 1,558 sq. ft.
Developers of a mixed use project near the Horner Road commuter lot are asking the county to allow residential construction to begin at the site without a hotel or office building that was promised in advance of any residential development when the project was approved in 2014.
The county’s planning and zoning officials will have to weigh in on proposed changes at the Longpointe development, but staff in the Office of Economic Development are supporting the project, noting the market isn’t viable for commercial/office space at the site right now.
“By beginning to create place at this location, by constructing the residential and amenities, this will make the Longpointe development more marketable for office tenants,” according to the staff report submitted in response to the requested amendments.
If amended, the developers will still be required to clear sites and install utility access for pads eyed for eventual commercial development and to complete promised open space improvements as they’re developing the residential portion of the project.
“Developable office pads in a mixed-use community will help, in the long run, attain the economic development strategic plan goals for increasing at-place employment and targeted industry employment,” according to the economic development staff report.
The Planning Commission is expected to hold a hearing on the proposed changes Feb. 20.
In more permitting news, Starbucks has sign permits for the new location at 3290 Old Bridge Road. The restaurant will include a drive-thru and replace one of the smallest and oldest Starbucks sites in the region at Lake Ridge Commons.
New signs were also permitted for H&M at Manassas Mall, and the Ashley Furniture Store and IKEA near Potomac Mills.
Signs were also permitted for the Storage Zone building under construction at 17058 Jefferson Davis Highway, near Food Lion and Ruby Tuesday.
Clothing store Ross is moving in at 14244 Smoketown Road, across from Potomac Mills.
The Wawa at 13355 Minnieville Road was recently permitted for a remodel.
The AMF Dale City Lanes recently added more arcade space.
County planners issued several permits for the Potomac Shores middle school currently under construction near Dumfries.
